An Isle of Wight village’s former convenience store could be converted into a two-bedroom flat.
Hinal Patel applied to County Hall for a change of use of the upper and lower ground floors of a Nettlestone property that used to house Vic’s Stores – a branch of Londis.
The premises on Nettlestone Green became vacant in January 2024 after Mrs Patel opened an expanded replacement store in the former Roadside Inn which is 40 metres north of the original shop.
A two-bedroom maisonette
A statement submitted by Elmstone Design LLP on behalf of the applicant said:
“(The proposal is) to convert the upper and lower ground floors from commercial space that formerly housed the village convenience store, to become a two-bedroom maisonette dwelling.
“The proposal leaves the existing one-bedroom apartment on the first floor unchanged.
“The property, vacant for over 12 months now, is a financial burden on the applicant and their newer store nearby, unable to generate any revenue in its current form.
“The proposal provides a smaller dwelling in an area (broadly) of larger family homes, that does not require any additional buildings constructed and is very close to public transport (the nearest bus stop on Route 8 to Ryde is 200 metres away from the property).
“More broadly, the Island Housing Needs Assessment expects provision of new housing to focus on two and three-bedroom dwellings.”

The public consultation runs until 22nd April and a decision is due by 13th May 2025.
