13 acres of undeveloped land in Sandown was sold off last week at auction – complete with extensive planning permission. 13.28 acres of it to be precise … for £180k.
Donald Wright, whose company, Clive Emson Auctioneers, handled the sale, told OnTheWight there was strong interest in the plot before hand and this was reflected in strong bidding.
The five hectares site fronts Culver Parade, reaching between Browns Golf course and Dinosaur Isle and extending back considerably, includes much of the lake, can be seen from our estimate of the site, above.
Planning permission included
Back in 2002 the site gained extensive planning permission – permission that included building over the lake – defined as “building in connection with leisure complex” including “restaurant use, separate drive-thru building”.
Two offices/light industrial buildings (B1) were also included, which appear on the original plans to be in the North West corner, where the site borders the existing industrial estate.
Permission still valid
Usually planning permission lapses if not used, but as the Dinosaur Isle building was part of the application – although not part of the sale – it’s been deemed that building has already started.
In short, the permission granted for the rest of the buildings will not run out, giving a developer the luxury of deciding when they might develop it.
