Plans have been submitted to the Isle of Wight council to demolish the former Ponda Rosa restaurant building and function room and replace it with five new dwellings and two self-contained holiday homes.
The applicants, Mr and Mrs B Leal, argue that the proposed redevelopment is the optimum scheme for the site “given the brownfield status of the land and the blatant need to regenerate this frontage”.
Restaurant won’t reopen
They say that given the vulnerability of the hospitality sector, the building would not come back into use as a restaurant, so would otherwise continue to deteriorate.
The agent explains that although the site is located outside any defined settlement boundary, and therefore lacks certain sustainability credentials that new residential schemes are generally expected to offer, the Isle of Wight council does not have a five year land supply and has a poor rate of
housing delivery.
Presumption in favour of sustainable development
This, they explain, means that the presumption in favour of sustainable development applies and permission should only be withheld if the adverse impacts outweigh the benefits of new development.
The plans
The plans consist of five houses, three of which would have two bedrooms and two that would have three bedrooms.

The properties would be laid out in a horseshoe arrangement, combining the current Barnacle Cottage.

The public consultation runs until 11th February 2022.
