New hotel, houses and business units on former Folly Works site

Members of the Isle of Wight council planning committee last night (Tuesday) approved plans for development of the former Folly Works site in Whippingham.

The former industrial site has been unused for many years and plans for a hotel, 82 houses, 17 apartments and 14 business units were welcomed unanimously by the committee.

Concerns over traffic plans
Local resident Angela Hewitt and Principal of Priory School, Edmund Matyjaszek, both expressed their concerns at the road traffic plans, specifically the signal controlled junction at Beatrice Avenue and Whippingham Road.

The suggestion of a roundabout was rejected by officers as not being viable due to land constraints.

Both said they were supportive of the application and hoped that problems with the traffic plans could be solved constructively.

The planning officer assured members that design details have been carefully considered and agreed

Cllr Hollis questioned whether the units would sell or not. The officer confirmed that was not a consideration for them.

This is great news. A brownfield site with decent modern architecture. Bravo.
So much better than the appalling Barratt Homes debacle at Hawthorn Meadows. Dreadful pastiche architecture in agricultural fields.
Having lived in the area a roundabout is essential with the junction of the main road, but apart from that this is a good decision.

This looks like a great development. Just what the Island does need. We cannot limit development to Barratt Boxes. We want houses for the wealth creators.

This was the planning commitees’ dream come true. All this and only twenty objections. I wonder if the committee bothered to approach the Folly by boat from Cowes, and look at the ambiance of the whole area? It’s DISGUSTING that this planning application does not include any social housing. How this got through without a social housing clause is beyond me. How are we suppose to reduce the social housing waiting list if we aren’t building any social housing homes. Sally can you ask the powers that be why no social housing was allocated.

How is it ever going to include social housing? This is a prime waterside location. Even if social housing is built it will be bought up under “right to buy” and then either sold off at a huge profit or let out for £insane a month.

Social Housing!! The best way to devalue any properties nearby. The waiting list is a sham with numbers bloated by the Council to justify their jobs.

I would have thought the answer is obvious: if you are the kind of person who wants to buy a 2nd home on the river here on the Isle of Wight at a premium price why would you want to live next to **some** of the types of people that **may** occupy social housing ?

East Cowes and Whippingham have ‘lots’ of social housing already – the various Barratts estates have been mentioned. These wards have fairly high levels of deprivation and in my opinion it seems unlikely that social housing stimulates regeneration and inward investment. This is a really good comment. All I would add is that it would be good if the social housing they do approve in other areas was architecturally inspiring. We must embrace modern architecture and stop buidling nasty little brick boxes. Architecture can make a difference.

What would have been built there if an asphalt plant was on the opposite bank? A concrete batching plant? Lovely !! Just what East Cowes needs? There has already been around 60% social housing at Hawthorne Meadows alone so why do we need more?
