Plans lodged for two-bedroom apartment conversion with communal garden access

A new two-bedroom apartment could be installed on the lower ground floor of a Victorian villa near an Isle of Wight beach.

Mr Truscott of Leavington House has lodged plans with the Isle of Wight Council for a part conversion of the lower ground floor of Leavington, a property on Ryde’s East Hill Road.

‘Market housing’
The proposed flat, suitable for three people and classed as ‘market housing’, would be in ‘close proximity’ to Ryde Beach and have access to a large communal garden, a Planning Statement from Planit Consulting says.

“The flat would be a two-bedroom dwelling, with a kitchen, living room, bathroom and wine cellar, with all rooms provided with access to sunlight/daylight via the existing window arrangements.

“It is clear that the conversion would not result in any harmful or detrimental impacts to the amenity of any of the neighbour properties.”

The public consultation runs until 24th October and according to the planning register a decision is due by 29th October 2025.
