A former coach and bus depot in the centre of an Isle of Wight coastal town could be demolished, paving the way for a ‘comprehensive redevelopment scheme’.
Turner Property has filed plans for a demolition of Ventnor Coach Station at 22 Pier Street in Ventnor town centre, including a site clearance and erecting a new two-metre-high painted plywood hoarding.
Part of the building has already been demolished to provide rear access for work taking place within the former Rose pub property.
The previously approved planning application to demolish the depot and replace it with a three storey building, two retail units and parking on the ground floor with ten flats above, has now lapsed.
No firm redevelopment plans yet
The current proposal for the ‘discordant and vacant’ structure does not include any new permanent built development at this stage, according to a Planning and Heritage Statement from Andrew White Planning Consultancy.
Site to be enclosed with hoarding
The document says
“The applicant’s intention is to bring forward a comprehensive redevelopment scheme for the site in due course, once they are in a position to do so.
“The bus depot makes no positive contribution to the conservation area’s character or appearance; on the contrary, its removal will be beneficial.
“The proposed hoarding is designed to enclose the cleared site in an attractive manner during the interim period, representing an improvement on the current situation.”
Limited historic value, says consultancy
The consultancy said the depot is not of ‘architectural merit’ or ‘historic distinction’ but added that its association with former Southern Vectis bus operations does represent some degree of local historic interest.

The public consultation runs until runs until 7th August and a decision is due by 1st September 2026.
